Mold can grow whenever the relative humidity (moisture level) is over 50% and a food source is present. Molds love to eat drywall, wood, paint (the pigment often has an organic element), cloth, leather, etc. They’ll even eat the sweat residue your body leaves behind when you touch something. With this knowledge, what can you do to prevent a mold infestation? Find a local expert here.

The first task is to keep the humidity below 50%. Common ways of doing this are to install a dehumidifier with a rheostat (humidity meter) and automatic drain in the troublesome area. Larger areas might require a powerful professional unit. Some homes benefit from a waterproofing system if the home experiences flooding (even if it only leaks when it’s raining!) or very high humidity. Crawl spaces often have mold problems. Check to ensure moisture is under control. A professional thickness vapor barrier is often needed to separate the crawl space from the earth.

Check for any water leaks. Water often leaks around the caulking of bathtubs and plumbing fixtures. Are pipes frequently “sweating” (gathering water droplets on the outside) with that water dripping on something organic? Gutters flowing freely? Is the flashing on the roof watertight?

Fixing a mold problem is very serious business and should only be performed by a trained mold professional. You should always investigate a potential contractor through several methods, including the Better Business Bureau and asking for references of satisfied customers. Find a local expert here.

Folk remedies such as painting over mold or bleaching mold will not stop the growth of mold. In fact, the organic pigment in paint provides mold with more food, and the active ingredient in bleach quicky dissipates leaving only water behind-one of the key elements for mold growth. Mold remediation (fixing a mold problem) can be accomplished by several different methods. The first is to cut off the source of excessive moisture. Then, if the structural integrity of the building materials has been compromised, they must be carefully removed and disposed of to prevent the spores from spreading.
